If Off-Plan is Faster and Cheaper to Enter, Why Build?+
Off-plan and custom address different priorities. Off-plan offers a faster, more hands-off path with a developer handling delivery and often operations. Custom offers full control and a higher return profile because there's no developer margin on top of your build cost. Worth discussing your specific situation on the call.
What if I Want to Be Operational Immediately and Don't Have 12–18 Months?+
Then resale or off-plan is the right call — own it. We won't tell you custom suits everyone. But the trade-off is real: speed comes at the cost of returns, control, and resale optionality. If you're comfortable accepting lower returns for faster entry, those are valid choices and we'll tell you so on the call.
How is Custom Different From Project Management I Could Hire Locally?+
Project managers don't carry liability for the land deal, the legal entity setup, contractor selection, or the architectural brief. Genesis bundles the end-to-end risk: land due diligence, PT PMA setup, architect coordination, contractor management, milestone payments, weekly photo reporting, furnishing handover, launch. One contract, one accountable team. You make the decisions; we carry the execution risk.
What Stops Me From Being Trapped if Construction Goes Wrong?+
Milestone-based payments. You only release the next tranche when the prior stage is signed off by a third-party quantity surveyor. Your contract specifies what's delivered at each milestone and what happens if it isn't.
What's Actually Different About Genesis vs Another Build Firm?+
Three things, said plainly: (1) we tell you the honest ROI numbers, not the 25% headlines other firms use; (2) we don't lock you into a property management contract after handover — you pick your own PM and we'll introduce you to three candidates if you want; (3) we have completed reference projects you can visit before you sign anything. Can Foreigners Legally Own and Operate a Custom Villa?+
Yes. A foreigner can hold a leasehold in their personal name and build on it. To operate it as a short-term rental legally, a PT PMA is required — Indonesia's official foreign investment vehicle. We set this up as part of the process. It costs around $2,500 USD in legal fees, takes 4–6 weeks, and gives you a proper Indonesian operating company you control.
